  • Free appraisal of your property and advice on the current local market
  • Marketing of your property (local newspapers, web portals and in office)

  • Arrange rent protection insurance for the 1st  12 months of the tenancy
  • Ensure that tenants present Proof of Liability protection insurance (compulsory)
  • Arrange emergency call out insurance. (Conditions apply)
  • Carry out a full schedule of condition / Inventory
  • Draft compliant Assured Shorthold Tenancy aggrement
  • Provide a tenant welcome pack ( contains all relevant information )
  • Take receipt of first month’s rent and deposit. Forwarding the balance after fees
  • Register the deposit in a duly authorised scheme.
  • Set up standing order for tenants to pay rent
  • Oversee the signing of the AST and move in date.
  • Send monthly statements
  • Deal with all maintenance issues as per agreement in terms.
  • Act as the intermediary between you & the tenant during the life of the tenancy
  • Carry out periodic inspection visits to the property
  • Carry out a Full Check out at the end of the tenancy.
  • Return deposit to tenants or deduct any necessary costs as per check out and arrange remedial works as necessary.
