Before Moving In

During Tenancy

1. Set up Fee - referencing for up to 2 tenants ( identity, immigration and visa confirmation) financial credit checks,obtaining references from previous landlords / employers and any other work for suitability checks. As well as contract negotiation ( amending/agreeing terms ) and arranging the tenancy.
2. Addtional tenant Fee - processing the application, associated paperwork and referencing
3. Guarantor Fee - referencing, preparation of deed of guarantor associated with AST
4. Accompanied Check In Fee - Review on move in the condition of the property alongside the landlords inventory, demonstartion of any appliances, taking meter readings on your behalf for utilities.

1. Tenancy Amedment - negotiate amending terms and updating existing tenancy agreement
2. AST renewal - contract negotiation, amending, updating arrangement of further AST.

Other Fees

1. Late Payment letter
 
2. Interest on unpaid rent is charged at 3% above the bank of england base rate on the months in question.

3. Failure to allow acces to contractor after agreed appointment
 
4. Failure to remove rubbish at tenancy end
 
5.  Out of Hours non-emergency call out
where a tenant calls out the agent or contractor, time to remedy the situation.
 
6. Proffessional Deep Clean - only charged to return the property to the same condition as move in
